We don't work for any county, assessor, or tax office. We teach the system the county hopes you never learn.

Every year, county assessors assign a value to your home — and that single number decides your property tax bill. Ownwell's March 2026 survey of 2,500 homeowners found 74% had never appealed their assessment — and 57% of those didn't even know they had the right.

That's not a coincidence. The appeal process exists, it's legal, and in most counties it's designed for homeowners to use directly. But nobody explains it in plain English — so almost nobody uses it, and the overassessments quietly stand.

What we are

  • Homeowner-first. Every guide, deadline table, and script we publish is written for the person paying the bill — not for attorneys, consultants, or the county.
  • Independent. We're not affiliated with any assessor's office, tax authority, or government agency. We have no incentive to tell you your assessment is fine.
  • Source-driven. We build from public assessor records, appeal-board procedures, and cited national research — and we show our sources. Where figures are national estimates, we say so.
  • Honest about limits. We tell you when a professional is worth it, when an appeal probably won't work, and when to check your county instead of trusting a national table.

What we aren't

  • We are not attorneys or tax advisors. Nothing on this site or in the Playbook is legal or tax advice. We're an educational resource — we teach you the process; your county's rules and a licensed professional cover the rest.
  • We are not a filing service. We don't file appeals for you or represent you at hearings. What we sell is the knowledge to do it yourself — and soon, honest referrals if you'd rather hand it off.

How we make money

We keep it simple and we keep it visible. We sell The Property Tax Appeal Playbook for $29 — a one-time purchase, no subscription. Down the road we'll earn referral fees from a shortlist of vetted appeal services, and when we do, we'll disclose it on the page where it happens. We don't sell your data, we don't gate our free guides behind email capture, and we don't publish pay-to-play "top 10" rankings.

Why property tax?

Because it's the biggest bill most homeowners pay that they never question. Mortgages get refinanced, insurance gets shopped — but the assessed value underneath the tax bill goes unchallenged year after year, even when it's wrong. We think homeowners deserve to know the playbook. So we wrote it.
